Welcome back to CSX MEET-X in March 2023! It is that time of the month again when we celebrate top achievers, feature inspirational guest speakers and highlights of company news & reels. This month, we bring you two special speakers – Cornerstone Xstate’s very own Jennyfer Ong @ “Blow Water with Jenn” who talked about the tricks of the trade as a real estate negotiator. We also have Travis Lim, RHB Bank sales manager, who discussed about “What is Standard Base Rate?” and the various types of loan and loan margin in the market – how RENs can gain referral fees of up to 0.15%...interesting indeed!
During this meeting, we saw yet more closings and deal-makers from aspiring agents and novice negotiators. We also paid tribute to our mega producers and top teams in recognition of their diligent efforts, unbridled passion, unwavering perseverance and persistent hard-work. What is Standard Base Rate? by RHB Bank's Travis Lim
RHB Bank is a key player in the Malaysian mortgage industry. It offers flexi loan package with competitive interest rates and excellent after-sales service. So, what is Standard Base Rate? Well, SBR is equivalent to OPR (overnight policy rate) which is controlled by the Bank Negara Malaysia (BNM). This interest rate is currently floated at 2.25%. RHB loan financing covers completed projects for majority of sub-sale and primary properties under both residential and commercial. They are categorized as tenure, loan margin, loan amount and property type. Loan applicants are required to produce original documents such as income or salary pay-slip, banking/EPF statement, booking form/SPA form/land title, etc. Agents or negotiators may also sign up as a RHB partner to enjoy its lucrative referral fees. In this edition of Monthly Character Recognition, CSX is proud to recognize a senior real estate negotiator and team leader with the timeless trait of LOYALTY who demonstrates unconditional support, dependability, humility, honesty as well as trustworthiness towards his commitments amidst challenging circumstances. An aspiring agent who needs no introduction, Blaze Soh is known for his cool, courage, candor, passion, and perseverance. Despite facing countless challenges throughout his blazing property career, Blaze always held his head high, and continues to believe in his capabilities and can-do attitude. He is also much loved by fellow friends, colleagues and customers alike for his humble attitude, friendly persona and overall kindness in any situation you can imagine. One could not have hoped for a more loyal friend, be it as colleague, compatriot, or confidante. In short, he is one tough cookie who never quits until he succeeds!

Our guest speaker for today also featured our one-and-only beloved and all-time favourite Head of Sales, Jennyfer Ong who started out as administrative executive and worked her way up to her present position. This former MIEA-NREA 2022 “Rookie REN of the Year” has lots to share with the audience as she talked about her professional journey as real estate negotiator. Prior to joining CSX, she embarked in projects sales but unfortunately fortune did not favour her and the prospects poor. But at Cornerstone Xstate, she quickly rose the ranks from admin to REN and finally as HOS…all within a span of 3 years! According to Jennyfer, the advantages and benefits of being an agent or negotiator is having the time freedom, financial independence, monetary abundance and lifestyle prosperity. We can certainly relate and emulate Jennyfer’s smashing success through her pure passion, powerful persistence and un-paralleled perseverance. There is truly no magic formula or secret recipe to real estate success. Ultimately, everything boils down to tireless toil, endless efforts & HARD WORK!
